JV agreement summary
This is the plain-language summary of the agreement you sign electronically. The signed document is the binding version.
The split. You receive half of the net JV fee on every deal you source that closes, paid through the closing agent at settlement.
Scope. New England Capital decides which deals to take. Submitting a deal does not obligate us to proceed with it.
Communication standards
All seller communication after submission runs through New England Capital. You do not renegotiate, re-approach, or market the property.
The words novation and MLS are never used with a seller. A confirmed breach ends the partnership.
Tell the seller to expect a call from New England Capital. Do not describe how the transaction is structured.
Duplicate and attribution rules
A deal belongs to the partner who submitted the property address first, whether or not that partner spoke to us about it first.
Duplicate submissions are resolved internally by submission timestamp. You will not see another partner’s activity.
Resubmitting the same address does not reset attribution.
